Standing Up for Fair Real Estate in Medellín 🚦🇨🇴
When you look at local economic reality, the average working Colombian earns approximately $300 to $900 USD a month. Yet, looking across rental and sales listings in Medellín, prices are inflated to extreme levels that price locals out of their own neighborhoods.
We’ve seen this playbook before in places like New York City, Miami, and major world capitals—uncontrolled real estate inflation pricing everyday families completely out of the market. Now, right here in Medellín—from El Poblado and Laureles to Envigado and Sabaneta—unregulated short-term rentals and predatory markups are displacing local residents. Without transparency, hyper-gentrification destabilizes entire communities. That is why independent market oversight is so critical right now.
I refuse to let unbridled greed define how real estate works here.
That’s why I am launching the Colombia Rental Watchdog—a data-driven rating system created to evaluate real estate listings across Medellín and Colombia for both sales and rentals:
🟢 Green Light: Approved fair market value. Proper pricing backed by real local market data.
🟡 Yellow Light: Caution. Slightly overpriced or questionable valuation.
🔴 Red Light: Red flag! Extravagantly inflated, predatory, or outrageously detached from actual local market value. And as I answered her directly: based on standard local market rates here in September 2026, that listing is an absolute 🔴 RED LIGHT. Do not rent that!
Why? Let’s look at the math:
The Ripple Effect: When prices like this are accepted, it signals to landlords that they can artificially inflate prices across the entire municipality, directly pricing local families out of their own hometown.
The Local Economic Reality: A standard monthly salary in Colombia ranges from roughly $300 to $900 USD ($1.3M to $3.6M COP). Asking $6.5M COP for a single month’s rent is double to quadruple what an average working family earns in an entire month.
Neighborhood Context: Envigado is a wonderful, traditional community, but charging $6.5M COP for standard residential rent is a classic example of hyper-inflated “gringo pricing” designed to target foreigners who don’t know local market values yet.
Some people might think I’m crazy for standing up to standard practice and pushing back against greed, but as a real estate broker, I’d rather stand alone doing what’s right than stand with a culture of unchecked inflation and exploitation.
❤️ This Movement Starts Today!
Someone just shared a listing in Envigado for $6.5M COP/month (~$1,600–$2,000 USD) amoblado. And as I answered her, it is an absolute RED LIGHT. Do not rent that. Why?
I want to say a huge thank you to her for sharing that! That is exactly how we begin this work together—by shining a light on current market offerings.
